Why does it matter that we don't do mold removal?

A company that tests for mold and also removes it makes more money when it finds mold. We only get paid to inspect, so the report has one job: tell you accurately what's there and what's causing it.

If you do need remediation, the written findings let you get comparable quotes from any qualified contractor.

How does a mold inspection work?

  1. Tell us what's going on

Book online or call. We confirm the scope and the total price before anything is scheduled.

  2. We inspect on site

Accessible areas, moisture readings and photos. Surface samples only if they'll help answer your question.

  3. You get a written report

Photos and readings, then a walkthrough of what we found and what it means. See a sample report

What do we measure, and what does it tell you?

Instruments find the evidence. What you're paying for is the interpretation: what the readings mean for your home and what to fix first.

Moisture meter

Measures moisture in drywall, wood and flooring. It shows where water is even when a surface looks dry.

Thermo-hygrometer

Measures temperature and relative humidity, which tells us whether a room's conditions support mold growth.

Surface sampling kit

Collects a sample from visible growth so a lab can identify it. Optional, $125 per sample.

Common questions about mold testing

Do I need mold testing if I can already see mold?

Often not. The EPA notes that when mold is visible, sampling usually isn't needed to decide on cleanup. The more useful questions are how far it extends and what moisture is feeding it, and an inspection with moisture readings answers those. Source: EPA

What's the difference between a mold inspection and mold testing?

An inspection looks for mold and its moisture source, using instruments and a visual check. Testing means taking samples for lab analysis. Most visits start with an inspection, and samples are added only when they'll help answer your question. Full comparison

What's included in the $495 inspection?

For one dwelling up to 2,000 sq ft: an inspection of accessible areas, moisture readings, photos, a written report and a walkthrough of the findings. Surface samples are optional at $125 each.

Why don't you offer mold removal?

So we have no reason to find a problem that isn't there. We're paid only to inspect, so our findings aren't tied to selling you a removal job.

When do I need post-remediation clearance testing?

After mold removal and before walls are closed up or the space is reoccupied. An independent check confirms the work met its goals, done by someone with no stake in the result. About clearance testing
